A certificate of inspection of concealed works is a document that is drawn up when it is necessary to inspect construction or repair work carried out that cannot be visually inspected because it is hidden from direct inspection. This may include work that is performed inside walls, ceilings, floors or other structures where the results of the work remain inaccessible to observation.

The main purpose of the inspection report is to document that certain work has been completed in accordance with the requirements of the project and construction standards. If any problems or deficiencies are discovered as a result of the inspection, they can be recorded in the certificate, allowing the parties to determine the necessary actions to correct the problems and complete the work in accordance with the requirements. This document can also be used in case of disputes or disagreements between the customer and the contractor.

Certificates of survey shall be prepared on the basis of:

  • of actually completed construction phases;
  • of the tests performed on the building structures;
  • testing of engineering networks and systems;
  • verification of the object's compliance with the design documentation and confirmation of its safety.

Each act includes itemized sections describing specific types of work performed.

  • PPR for construction works;
  • Working Documentation (WD);
  • Architectural Decisions (AD).

In order to speed up the process of development of certificates of inspection of concealed works, it is preferable to provide project materials in editable *.dwg format. However, if you have materials available only in *.pdf format, it is not a problem, we will be able to work with them.

How we work:

The Contractor shall hold preliminary consultations with the client to determine the extent and nature of the concealed works to be certified. The accessibility of the site and the materials required are also assessed.

The contractor's experts inspect the construction site, conduct a visual inspection and analyze available documentation to identify areas where there may be hidden work.

Based on the preliminary inspection, an inspection plan is developed that specifies the areas to be inspected and the methods and tools to be used for the inspection.

Contractor's specialists carry out the inspection of concealed works using the necessary equipment and inspection methods. This may include the use of surveying tools, non-contact inspection methods, visual inspection and other techniques.

After completion of the survey, the contractor shall draw up an act, which shall record all hidden works found, their characteristics, condition and recommendations for further actions.

The Contractor shall submit the certificate of survey to the Purchaser for review and approval. Adjustments or additions to the certificate may be made as necessary.

After approval of the certificate of survey, the contractor completes the work and hands over all necessary documents to the customer.

Once the work is completed, the client receives a finished result that has passed quality control and meets their expectations.
